Every transaction follows five steps:

  1. Initial recommendations

Once you have contacted Buckley Commercial with a view to selling or letting  your property, we  will arrange a site visit to conduct an appraisal. In our report, we will advise on recommended asking terms, how to present the property in the best way and offer an outline of our suggested marketing approach. You’ll also receive a breakdown of all the costs involved in choosing us to sell or let your property.

  1. Launch of marketing operations

On confirmation of instructions, our professional photographer will visit to take internal and external photos. We will consider best board positions and prepare a marketing brochure to promote the property. All properties are listed on the Buckley Commercial website and other relevant sites, where appropriate, such as Rightmove Commercial. Mailshots will be sent to our extensive live database of purchasers and tenants. We will also advise on any bespoke marketing that we think your property could also benefit from – press advertising, specialist mailshots, window vinyls and bespoke marketing brochures. 

  1. Developing interest and promoting viewings

Once your property is listed with us, the work begins!  We search tirelessly to find the right business match for your property and look to generate interest and encourage viewings. All our viewings are accompanied and any offers are reported promptly to keep you up-to-date. We will continue to undertake and review marketing activity to ensure prospective buyers or tenants are made aware of your property’s potential.

  1. Negotiating sales or lettings’ terms

When we have identified an interested party, even more work begins! From negotiating best terms and preparing detailed ‘Heads of Terms’, through to instructing solicitors, advising on planning permissions, surveys and other due diligence reports.  Throughout the whole process, we will be the main contact for all parties, navigating any issues to make the experience as stress-free for all parties, including the solicitors.

  1. Successful completion

Getting a completion over the line needs attention to detail and often a great deal of experience to make it happen. We’re here to finalise complex negotiations, report back on progress and help you progress smoothly through the completion process.
